Discovery to freeze

§ 01The brief

The real owner, who lived out of state, called the title company after seeing a 'sold' sign. The sale had closed the day before and $820,000 in proceeds had been wired to the fake seller.

§ 02What I did

  1. 1.

Joined a call with the title company, the builder and both banks within two hours of the discovery.

  2. 2.

Sent the receiving bank the forged ID and notary documents alongside the real owner's records.

  3. 3.

Filed the CCS report and helped the title company file its own claim.

§ 03The outcome

The receiving bank froze and returned $790,000. The builder's title insurance covered the rest and the sale was unwound.
